Welcome to Athalas Real Estate Advisory. These Terms and Conditions govern your use of athalas.com and any subdomain operated by us, including listings.athalas.com, valor.athalas.com, and seminario.athalas.com (collectively, the “Site”).
By accessing or using the Site, you agree to be bound by these Terms in full. If you do not accept these Terms, do not use the Site.
1. Who we are
The Site is operated by Andreina Perez LLC, a Georgia limited liability company that markets its real estate advisory services under the name Athalas Real Estate Advisory (“Athalas,” “we,” “us,” or “our”).
Brokerage identification. All real estate brokerage services described on this Site are provided through Virtual Properties Realty, a licensed real estate broker in the State of Georgia.

Andreina Perez LLC is not a licensed real estate brokerage. All brokerage activity described on this Site is conducted by Andreina Perez as an affiliated licensee of Virtual Properties Realty, under that broker’s supervision. Nothing on this Site should be read as suggesting that Andreina Perez LLC or Athalas Real Estate Advisory is an independent brokerage.
2. Terminology
- “You” and “your” refer to the person accessing the Site.
- “We,” “us,” “our,” and “Athalas” refer to Andreina Perez LLC, the operator identified in Section 1.
- “Party” or “Parties” refers to you and us, individually or together.
3. Eligibility and accurate information
By using the Site, you represent that you are at least 18 years of age and have the legal capacity to enter into these Terms. You agree to provide true, accurate, and complete information when you submit a form, register for a seminar, save a property search, or otherwise contact us.
4. Nature of our services
Athalas provides real estate advisory and brokerage representation for buyers and sellers, through Virtual Properties Realty.
No agency relationship is created by using this Site. Browsing properties, saving searches, submitting a form, or exchanging messages with us does not create a broker-client or fiduciary relationship. An agency relationship arises only upon execution of a written brokerage engagement agreement signed by both parties, as required by Georgia law.
Not professional advice. Content on the Site — including market commentary, valuation estimates, seminars, videos, and financing discussion — is general information only. It is not legal, tax, accounting, appraisal, mortgage, or investment advice. Consult a licensed professional in the relevant field before acting. Property valuation tools produce estimates generated from available data, not appraisals, and should not be relied upon as a statement of market value.
Mortgage financing. Any mortgage or financing information presented on the Site is provided for educational purposes. Loan products, rates, and eligibility are determined solely by the lender. Athalas does not originate loans and does not guarantee any financing outcome.
We may modify or discontinue any service at any time without prior notice.
5. Property listing data (IDX)
Property listings displayed on the Site are provided through Internet Data Exchange (IDX) feeds from First Multiple Listing Service, Inc. (FMLS) and Georgia MLS (GAMLS).
- Listing data is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties the consumer may be interested in purchasing.
- Listing information is deemed reliable but is not guaranteed accurate by the MLS, the listing broker, or Athalas. All information should be independently verified.
- Listings may not reflect all properties available in the market, and displayed properties may no longer be available.
- Listings held by brokerage firms other than Virtual Properties Realty are identified with the name of the listing broker.
- You may not scrape, harvest, republish, or systematically download listing data from the Site.
Data last refreshed as indicated on each listing. The MLS makes no warranty of any kind regarding the data.
6. Fair Housing and Equal Opportunity
Athalas is committed to the letter and spirit of United States policy for the achievement of equal housing opportunity throughout the nation.
We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity, and we comply with the Fair Housing Act, the Georgia Fair Housing Law, and all applicable state and local fair housing requirements.
We do not provide guidance on the demographic composition of any neighborhood, school, or community. Buyers are encouraged to conduct their own research on any factors material to their decision.
7. Electronic communications and consent
By submitting your contact information through the Site, you consent to be contacted by Athalas Real Estate Advisory by telephone call, email, text message, and WhatsApp regarding real estate services — including at any wireless number you provide, and including through automated technology.
Consent is not a condition of purchase or of receiving services.
Message and data rates may apply. Message frequency varies. To stop text messages, reply STOP at any time; for assistance, reply HELP. To stop emails, use the unsubscribe link in any message. See our Privacy Policy for how we handle your information.
You agree that agreements, notices, and disclosures we provide electronically satisfy any legal requirement that such communications be in writing.
8. Intellectual property
All content on the Site — text, photography, video, graphics, the Athalas name and woven house mark, and the tagline “Calm Strategy. Strong Results.” — is the property of Andreina Perez LLC or its licensors and is protected by United States copyright and trademark law.
You may view and print content for your personal, non-commercial use. You may not reproduce, distribute, modify, or create derivative works from it without our prior written consent.
Photographs of listed properties are used under license from the listing broker or MLS and remain the property of their respective owners.
Copyright complaints. If you believe content on the Site infringes your copyright, send written notice to andreina@athalas.com containing the information required by 17 U.S.C. § 512(c)(3).
9. Disclaimer of warranties and limitation of liability
The Site is provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free.
To the fullest extent permitted by Georgia law, Andreina Perez LLC will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Site, including loss of profits, data, or goodwill.
Nothing in these Terms limits any liability that cannot lawfully be limited, including liability arising from fraud or from a licensee’s statutory duties under Georgia real estate law.
10. Third-party sites and services
The Site links to and integrates third-party services, including MLS providers, mapping providers, scheduling tools, video platforms, and lender resources. These links are provided for convenience and do not constitute endorsement. We do not control and are not responsible for the content, practices, or privacy policies of third-party sites.
11. Accessibility
We are working to make the Site accessible to all visitors, including people with disabilities. If you encounter a barrier, contact us at andreina@athalas.com or 470-408-3800 and we will work to provide the information you need through an alternative method.
12. Changes to these Terms
We may modify these Terms at any time. Changes take effect when posted to this page, and the “Last updated” date will reflect the revision. Your continued use of the Site after a change constitutes acceptance. Review this page periodically.
13. Governing law and venue
These Terms are governed by the laws of the State of Georgia, without regard to its conflict of law provisions. Any dispute arising out of or relating to these Terms or the Site will be subject to the exclusive jurisdiction of the state and federal courts located in Cherokee County, Georgia.
