Andreina Perez LLC, a Georgia limited liability company operating under the name Athalas Real Estate Advisory (“Athalas,” “we,” “us,” or “our”), respects your privacy. This Policy explains what information we collect, why we collect it, how we use it, and the choices you have.
This Policy covers athalas.com and our subdomains, including listings.athalas.com, valor.athalas.com, and seminario.athalas.com (collectively, the “Site”).
Real estate brokerage services are provided through Virtual Properties Realty, a licensed Georgia broker. Andreina Perez · Licensed REALTOR® in GA with Virtual Properties Realty.
1. Information we collect
Information you give us directly
- Name, email address, phone number, and preferred language when you submit a form, request a home valuation, register for a seminar, or contact us
- Property preferences: price range, location, bedrooms, features, and saved searches you create in our property search tool
- Information about your property when you request a valuation, including address, condition, and timeline
- Information you share in messages by email, text, or WhatsApp
- Registration information when you sign up for our Spanish-language buyer seminar, including information collected by the video conferencing provider
Information collected automatically
- IP address, browser type, device type, operating system, and referring page
- Pages viewed, properties viewed, searches run, and time spent on the Site
- Cookies and similar technologies (see Section 6)
Information from other sources
- Multiple listing service data used to display property listings
- Information from advertising platforms when you interact with our ads
- Publicly available property records
We do not collect Social Security numbers, financial account numbers, or credit information through this Site. If you apply for mortgage financing, that information is collected directly by the lender under the lender’s own privacy policy, not by us.
2. How we use your information
- To respond to your inquiries and provide real estate advisory and brokerage services
- To send you property listings, saved-search alerts, and market updates you requested
- To register you for seminars and send related reminders
- To prepare valuation reports you request
- To improve the Site and understand how visitors use it
- To measure the performance of our advertising
- To comply with legal, regulatory, and brokerage recordkeeping obligations, including Georgia Real Estate Commission requirements
We do not sell your personal information.
3. Communications and your consent
When you provide your contact information, you consent to be contacted by Athalas by phone call, email, text message, and WhatsApp regarding real estate services — including at a wireless number you provide and including through automated technology.
Consent is not a condition of purchase or of receiving services.
Message and data rates may apply. Message frequency varies.
How to opt out
- Text messages: reply STOP at any time. Reply HELP for assistance.
- Email: use the unsubscribe link in any message, or write to us.
- Calls: tell us during any call, or write to us.
Opting out of marketing does not stop transactional messages related to an active transaction you are party to.
Communications with us may be recorded or retained as part of our brokerage transaction file, as required by Georgia real estate recordkeeping rules.
4. When we share your information
We share personal information only in the circumstances below.
With our brokerage. Virtual Properties Realty, as the licensed broker supervising our practice, has access to transaction records as required by Georgia law.
With service providers. Companies that operate the Site and our systems on our behalf — including our website host, customer relationship management platform, property search provider, email and text messaging providers, video conferencing provider, and mapping provider. These providers may process your information only to perform services for us.
With a mortgage lender, only when you ask. If you request an introduction to a lender, we share only the information needed to make that introduction.
With transaction participants. When you are under contract, information may be shared with the parties needed to close: the other side’s brokerage, title or closing attorney, inspectors, appraisers, and similar participants.
When the law requires it. In response to a subpoena, court order, regulatory inquiry, or to protect legal rights and safety.
In a business transfer. If our practice is merged or acquired, information may transfer as part of that transaction.
5. Advertising and analytics
We advertise on third-party platforms, including Meta (Facebook and Instagram), and we use tracking technology on the Site to measure whether our ads work.
These tools may collect information about your visit and associate it with your account on those platforms. They may use it to show you our ads elsewhere.
You can limit this:
- Meta ad settings: adjust your preferences in your Facebook or Instagram account
- Browser settings: block or delete cookies (see Section 6)
- Device settings: enable “Limit Ad Tracking” or equivalent
Housing ads. Advertisements for housing are subject to Fair Housing law. We run our housing ads under the special ad category required by the platform, which restricts targeting by age, gender, and location radius. We do not target housing advertising on the basis of any protected characteristic.
6. Cookies and similar technologies {#cookies}
Cookies are small files stored by your browser. We and our providers use them to:
- Keep you signed in to the property search and remember your saved searches
- Remember your language and display preferences
- Understand which pages and listings are viewed
- Measure advertising performance

Your control. Most browsers let you refuse or delete cookies through their settings. Blocking essential cookies will break the property search. We do not currently respond to browser “Do Not Track” signals, because no common standard for them has been adopted.
7. Property search accounts
If you create an account in our property search tool, that account is operated through our IDX provider. Your saved searches, saved listings, and search activity are visible to us and are used to send you the alerts you requested and to serve you better as a client.
You can delete your account or ask us to delete it at any time. Listing data displayed through the search tool is provided by the multiple listing services and is subject to their terms.
8. Data retention
We keep your information as long as needed for the purposes described here.
Brokerage transaction records are retained for the period required by Georgia Real Estate Commission rules. Marketing contact records are retained until you ask us to delete them or until the contact has been inactive for an extended period. Records we are legally obligated to keep are retained even after a deletion request, and we will tell you when that applies.
9. Your choices and rights
You may ask us to:
- Tell you what personal information we hold about you
- Correct information that is inaccurate
- Delete information, subject to our legal recordkeeping obligations
- Stop sending you marketing communications

Residents of some states have additional rights under their state privacy laws. If you believe a state privacy law applies to you, tell us in your request and we will honor the rights that law provides.
10. Security
We use reasonable administrative and technical safeguards to protect the information we hold. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Do not send sensitive financial information — account numbers, Social Security numbers — by email or text.
11. Children
The Site is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.
12. Third-party sites
The Site links to third-party sites and embeds third-party content, including video, maps, scheduling tools, and lender resources. We do not control their privacy practices. Review their policies before providing information.
13. Changes to this Policy
We may update this Policy. Changes take effect when posted, and the “Last updated” date will change. Material changes will be announced on the Site.
