That gap is the entire story, and most homeowners don’t find out about it until they’re already past the moment when it mattered.
What is the senior property tax exemption in Georgia?
There isn’t one. There are several, they stack differently by county, and the county versions are usually worth far more than the state’s.
Georgia sets a floor. Counties are free to go above it by local legislation, and most do. The result is that two homeowners the same age, with the same income, in adjoining counties, can pay very different tax bills. Anything you read that describes “the Georgia senior exemption” as a single program is describing the floor, not what you’d actually get.

How much is the senior school tax exemption worth in Cherokee County?
At 62, with five years of homestead exemption behind you, Cherokee exempts you from school taxes.
School M&O runs 16.450 mills. On a $400,000 home, assessed at $160,000, that’s about $2,632 a year that stops. Add School Bond and the school portion is 17.950 of the county’s 26.251 total mills, which is roughly 68% of the bill. Bond levies are treated separately under Georgia law, so confirm with the Assessor exactly which school levies your exemption reaches.

That’s not a better deal. It’s a different order of magnitude.
The county lists age and tenure as the requirements. Confirm current income requirements directly with the Assessor’s office, because the published figures reference prior years and the federal thresholds they’re tied to change annually.
What is the five-year rule, and why does it catch people?
You must have held homestead exemption in Cherokee County for at least five years before you qualify.
Read that again with a calendar in hand. Someone who moves to Canton at 60 and turns 62 two years later does not qualify at 62. They qualify at 65, assuming they filed for homestead the year they arrived. If they forgot to file for two years, they qualify at 67.
This is why the homestead exemption you file at 34 is not a $59 decision. It starts a clock you’ll want to have finished running by the time you’re 62. Filing the month you close costs you one trip to the Assessor’s office and nothing else.
If you’re planning a move within Georgia in your late fifties, this belongs in the math alongside the price of the house. It rarely is.
What does Georgia offer statewide?
Less than Cherokee, and with tighter income limits. Per the Georgia Department of Revenue:
- Age 65 and over, a $4,000 exemption from county ad valorem taxes, if income for the applicant and spouse doesn’t exceed $10,000 for the prior year. Retirement income, pensions, and disability income are excluded up to the federal Social Security maximum, which is why far more people qualify than the $10,000 figure suggests. (O.C.G.A. § 48-5-47)
- Age 62 and over, an additional exemption for educational purposes under the same income test, capped at $10,000 of assessed value. (O.C.G.A. § 48-5-52)
- Age 62 and over, a floating inflation-proof county exemption that shields natural increases in value, with a $30,000 household income limit. (O.C.G.A. § 48-5-47.1)
The income test is the part people misread. It reads like $10,000 total, which would disqualify nearly everyone. It isn’t. Social Security and retirement income come out before the test is applied.
What other exemptions does Cherokee County offer?
Several, and they’re not age-based.
Homeowners certified 100% disabled by a physician, with five years of homestead exemption, are exempt from school taxes on the same structure as the senior exemption. Qualifying disabled veterans receive $126,526 off assessed value, applying to both county and school M&O, with the exemption extending to an unremarried surviving spouse. Georgia also grants a full-value homestead exemption to the unremarried surviving spouse of a peace officer or firefighter killed in the line of duty.
The exact amounts are indexed to federal figures and change year to year. Take the current numbers from the Cherokee County Tax Assessor’s Office rather than from anything written twelve months ago, including this.
How do you apply?
In person, at 2782 Marietta Hwy, Suite 200, in Canton, with a Georgia driver’s license showing the property address and either your settlement statement or warranty deed. Age and income requirements are verified at the counter, so bring documentation for whichever exemption you’re claiming.
You must own and occupy the home on or before January 1 of the effective year. Since May 1, 2026, applications may be filed any time before the last day to appeal your assessment, so the old April 1 date is no longer the wall it used to be.
None of these arrive automatically. There is no letter, no phone call, and no line on your bill that says you might be overpaying by $2,600. The county will apply the exemption the year you ask for it and not one year sooner, which is a strong argument for asking early.
