How a home earns its price

    The market begins before the MLS.

    Weeks before anything goes live, the home is made to answer questions instead of raising them. Repairs where they return money and skipped where they don’t. Documentation gathered in advance. A presentation that reads as pride of ownership rather than staging.

  2. 02 · Positioning

    A listing announces. Positioning persuades.

    Every home has a most likely buyer, and that buyer is comparing you against something specific. We define who they are, what the alternatives offer, and where your home sits inside that comparison. Price follows from the answer — it is not chosen from a range.

  3. 03 · Exposure

    Attention is not the same as demand.

    Photography, film, floor plans and campaigns placed where the right buyers are, not simply where the most people are. Launch week is planned before it arrives, because the first weekend on the market sets the terms for every one that follows.
